Well, it's been a while...

 Hey there friends. It's been too long and much has happened since the last time I wrote a blog.  I sold a house in April 2023! It was my neighbors down the street from me. It was an awesome experience working with such wonderful people. Sad to lose them as neighbors, but so happy for them as they moved on to a new state!  Here they are! My seller was still on a call with work which is why he is still wearing his headphones. His laptop is in his jacket 😂.  It was such a fun and very easy transaction. I honestly couldn't have asked for a better first transaction. The buyer's agent was so friendly and so kind, and so was his transaction coordinator. Both knew it was my first transaction and they were so helpful in so many ways in helping me out. The inspector was also so nice. I technically didn't have to be there for the inspection, but I was hoping to meet the buyer's agent that day. I wasn't a fan of the appraiser, but he did appraise the house at the price we...

Things That Make Sense at an Open House

  So this week I'm trying something different. I'm starting off with a video I made a few months back (like February?) during an open house I did for another agent. Also, this post isn't directed at potential buyers or sellers, it's rather  information for other agents.  The popular trend at the time was doing the Italian hand gesture while talking about things that make sense in whatever area they happen to be talking about. Mine was things that make sense at an open house. Inside Updates to Sell Your Home

Sorry for my delay! Last week was a whirlwind of activity in meeting new people and going to events on top of keeping up with the house and part time job. Alright, so 2 weeks ago I talked about outdoor updates to enhance your curb appeal so that you can sell your house. This week, I'll discuss some of the updates/changes that should happen inside your home to make it more appealing to buyers. 1. New coat of paint.             It's amazing what a new coat of paint will do to a room.  Old paint can start to look dirty and dingy. New paint can make a room come to life - it can cover small imperfections in the walls caused my minor bumps and scrapes. It is recommended to also do a neutral coat of paint - whoever buys your house can easily change the paint to their liking in the future. Keep in mind that there are different finishes to paint. Ok- so posting every day is definitely NOT realistic for me as I hoped it would be. SO - there's a chance it may happen twice a week.   Welcome to my first post! Like I have in my intro, I'm totally clueless as to how this all blogging works, so I appreciate your patience as I learn this world of blogging! KAT talks homes is me talking about something I love -  real estate. I am a real estate broker and I am affiliated with Coldwell Banker Realty. KAT are actually my initials. I don't go by Kat, it was just easier than typing out my whole name 😅. I will be mainly focusing this blog about my knowledge and experience as a real estate agent.
